Frequently Asked Questions

Yes, foreigners can purchase property in Malta. However, certain restrictions apply outside of Special Designated Areas (SDAs), where foreigners may need an Acquisition of Immovable Property (AIP) permit.

SDAs are specific zones where both Maltese and foreign buyers have equal rights to purchase properties without restrictions. Examples include Portomaso, Tigné Point and SmartCity.

Buyers are required to pay a 5% stamp duty on the purchase price, a 1% notary fee and registration fees. Additional costs may include legal and architectural fees.

In most cases, foreigners can only rent out properties located in SDAs. Properties outside SDAs may have restrictions on leasing without a permit.

The AIP permit is obtained through the Ministry for Finance and the process typically involves submitting an application with property details and personal documentation. The permit is usually issued within 6-8 weeks.

Malta offers residency options through the Malta Permanent Residence Programme (MPRP). To qualify, you must purchase or rent a property and meet other financial requirements.

Malta offers a variety of properties, including apartments, townhouses, villas, farmhouses and traditional Maltese houses of character.

Property prices vary depending on location, size and type. As of 2024, the average price of a 2-bedroom apartment in central Malta ranges between €250,000 and €400,000.

Yes, local banks such as Bank of Valletta and HSBC Malta offer home loans to both residents and non-residents. Loan terms and interest rates vary depending on the borrower’s profile.

To purchase property, you’ll need a valid ID or passport, proof of funds and any required permits (e.g., AIP permit for foreigners). A preliminary agreement, known as a “Konvenju,” will also be signed with the seller.
